This modern property is nestled in a picturesque olive grove on the edge of the village of Kamilari (South of Crete.) The property consists of a residential house, three separate studio apartments (guestrooms) and a large swimming pool. The property consists of a basement with windows, ground floor and first floor. The basement features a bedroom with en-suite bathroom and built-in cabinets, a storage room as well as a laundry room with separate access into the olive grove. From here, an internal staircase leads up to the ground floor. The spacious kitchen is equipped with high quality built-in appliances. In the kitchen a modern wood-burning stove has been installed, which heats the ground floor and the upper floor. From the kitchen there is access to a terrace, which is partially covered by a pergola. Next to the kitchen is the office/reception. The staircase in the kitchen leads up to the living room on the upper floor, which offers glorious views of the sea, the village, the Psiloritis Massif and the endless olive groves of the Messara Plain. The upper floor has two terraces, one south facing and the other east facing. The cantilever roof of the south terrace ensures a perfect utilization of the sunlight. During the summer it provides shade and in the winter it provides heat.

All floors (inside and out) are flagged with grey and sandblasted Gortyna marble. Each level of the property has air conditioning. Hot water is generated throughout the property by solar panels (additional electric heating is available). Next to the pool is an outdoor shower and underneath the sundeck is a utility room for the automatic filter system of the pool water. This room also has enough room to store garden equipment. For the construction of the residential building and the three separate studios, high quality construction materials were used with great importance on energy efficiency.

The three studios are designed as separate buildings in order to offer maximum privacy and tranquility. Each studio features a large bedroom, a separate toilet, an en-suite bathroom with walk in shower and also an outdoor shower. All indoor floors are flagged with grey and sandblasted Gortyna marble. Each studio has a garden terrace that overlooks the olive grove and a sundeck on the roof with views of the sea, the mountains, the village and the Messara Plain. All rooms are luxuriously equipped and combine high quality and a distinctive architecture with modern comforts. Internet and air conditioning are available in each room.

The property has been running as a successful guesthouse since 2011 and has an E.O.T license for holiday lettings. It has received awards three times by Trip Advisor as well as other awards. The property can be used as a holiday home with a maximum of privacy but it also offers the possibility to combine living and working and to continue as a successful business.

The village is within 15 minutes’ walk from the guesthouse. It has a well-stocked supermarket with a butcher’s shop, 7 restaurants (3 are open during the winter) and 5 cafes. The location is perfect from which to explore the south coast of Crete. The beaches and famous archaeological sites, such as Phaistos and Komos, are just a few kilometers away. The area is ideal for walking along the stunning beaches, swimming, kayaking, snorkeling and hiking through the canyons of the Ida Mountains and the Psiloritis Massif. The airport and the centre of Heraklion are located about 65 km from the village and can be reached in approximately 1 hour by car.
