CHEAP RESIDENTIAL LAND WITH A STONE RUIN

The plot is in a small and quiet neighborhood, in a village with farmhouses just outside Moni Chrisoskalitissas. It is rectangular and corner. The largest frontage is on an asphalt road at its highest point on the northeast side with a length of approximately 17 m. The second frontage is about 15 m long on a rural small road on its south-east side, which ends in a dead-end. On the plot there is a carob tree and a ruined building, which due to the slope of the land is ground-floor on three sides. The land has a western slope and from any construction you will have beautiful views of the sea, especially if you build an upper floor.

The village is the last one we find before the beach of Elafonisi, south of Kissamos. Elafonissi has seen steady growth in recent years and attracts thousands of visitors during the summer months. Therefore, the property constitutes a good investment. In Chrysoskalitissa there are supermarkets and cafes that are open all year round. The village is also famous for its monastery, which is just a few meters from the plot. The small town of Kissamos is about 50 minutes' drive and Chania one hour and 15 minutes.

Natura2000 Zoning for Property Buyers

In Natura2000 areas, which are designated for environmental protection, property buyers can purchase land with certain zoning restrictions in place to preserve local ecosystems. While development is allowed, there are specific regulations regarding construction and land use to ensure minimal impact on the natural habitat. These areas offer a balance between development opportunities and environmental conservation.
