PARCEL WITH 2 PLOTS, A STONE RUIN & SEA VIEWS

*The permission to build on this plot is subject to the restrictions of Decision 176/2023 of the Council of State.

The property is on the edge of a traditional village of Apokoronas, east from Chania city and 25 minutes west from the center of Rethymnon. They are two neighboring plots of 7,285 m² and 4,270 m² with maximum allowed buildable area of 210 m² and 149 m², respectively. They are separated by a road. The entire property is sloping with a north orientation and good shape. The larger section has frontages on asphalt roads at the highest and lowest levels. It is an old pasture land and the ground is divided into large terraces that are separated by dry stones. The area is abandoned and there are some big cypress trees and some olive trees. Approximately in the middle of the plot there is an old rural complex of buildings with beautiful traditional elements and traces of an old cobbled alley. The second and smaller section is located lower than the large one and has frontage on an asphalt road along its southern side at its highest level. It also has some large olive trees. The views from both plots are impressive up to the sea in the background while the elevation difference ensures that the views will remain unobstructed in the future. It is a rare and hard-to-find property if you are looking for something with traditional features, impressive unobstructed views and a large plot.

The village is very picturesque and has cafes, taverns and a well-equipped mini market. Within less than 5 km away is the long beach of Kavros, which has many areas with facilities or quieter places. Here, you will find a large supermarket and several shops. The seaside small town of Georgioupolis, which is within 15 minutes' drive, has a bank, bakeries, pharmacies, many traditional taverns and more. Chania is about 50 minutes' drive while the airport of the prefecture about 1 hour's drive.

Natura2000 Zoning for Property Buyers

In Natura2000 areas, which are designated for environmental protection, property buyers can purchase land with certain zoning restrictions in place to preserve local ecosystems. While development is allowed, there are specific regulations regarding construction and land use to ensure minimal impact on the natural habitat. These areas offer a balance between development opportunities and environmental conservation.
