PRIVACY & TRANQUILITY AMONG THE OLIVE GROVES

*The permission to build on this plot is subject to the restrictions of Decision 176/2023 of the Council of State.

The property is in an extremely quiet location, just outside the village of Kefalas. It is a plot, which is reached by a rural road that is accessible almost along its entire length while there is an asphalt road at a distance of about 700 m. In the last 50 meters the construction of the road is required, which will be done before the sale. The entire ground is flat and there is a slope at its back, along the southwest frontage. On the other sides, the plot is fenced with a traditional dry-stone wall while on its frontage there is an old path. There are about 30 productive olive trees as well as some big cypress trees.

The property is surrounded exclusively by olive groves while there are some luxury residences at a distance of about 100 m. In the nearby Kefalas, about 1 km away, you will find a tavern, cafés and big mini markets that operate all year round. The village attracts several tourists during the summer months while at the same time it has an original, traditional character and is very quiet and picturesque. Within 10 minutes' drive there is the small town of Vamos, where you will find a bank, a supermarket and other shops. The beaches of Georgioupolis and Kalives, which have facilities, are 20 minutes' drive and the airport 45 minutes.

Natura2000 Zoning for Property Buyers

In Natura2000 areas, which are designated for environmental protection, property buyers can purchase land with certain zoning restrictions in place to preserve local ecosystems. While development is allowed, there are specific regulations regarding construction and land use to ensure minimal impact on the natural habitat. These areas offer a balance between development opportunities and environmental conservation.
