A LUSH PLOT NEAR KOURNAS VILLAGE

Assurance of buildability: Building terms cert. in place, Building permit under issue :: Issue date: 14/08/2025

The property is located just outside the village boundary of Kournas, a traditional settlement in the municipality of Apokoronas. It is a buildable plot of land with a good shape and natural vegetation that can be cleared to suit any development plan. The terrain is naturally divided into two sections, each on a small rise. The view is panoramic and unobstructed from all points, even from the lower level. Of the two flat areas, the eastern one is particularly suitable for the construction of a house, with the natural terrain easily integrated into the outdoor design.

Kournas itself has about 500 permanent residents and remains one of the more active villages in the area. It has a community center, a well-stocked mini-market, and a few traditional taverns that operate year-round. The city of Chania is about a 50-minute drive away, while Rethymnon can be reached in around 20–25 minutes. The village is roughly a 10-minute drive south of Kavros Beach, one of the island’s longest beaches, offering both quiet and organized spots.

Natura2000 Zoning for Property Buyers

In Natura2000 areas, which are designated for environmental protection, property buyers can purchase land with certain zoning restrictions in place to preserve local ecosystems. While development is allowed, there are specific regulations regarding construction and land use to ensure minimal impact on the natural habitat. These areas offer a balance between development opportunities and environmental conservation.
