DRAMATIC VIEWS FROM A LUXURIOUS PLOT

Assurance of buildability: Building permission :: Issue date: 09/06/2026

The property is in a location of exceptional natural beauty, just outside the village of Kournas and south of the famous lake of the same name. It is a plot with easy access from a paved rural road, from where there is an asphalt road just 100 m away. The plot has a large frontage along its south side and there is mainly low native vegetation, the ruins of an old "mitato" (a hut for the shepherds) and some scattered olive trees. One section is forest under consideration and faces northwest, over Lake Kournas. The rest is flat, with a slope on its north side, which ensures impressive and unobstructed views up to the sea. The property is available for sale with a ready-to-use building permit for the construction of a luxury villa.

Kournas has about 500 permanent residents and is one of the "liveliest" villages in the area, with an active cultural club, a well-stocked mini market and two or three traditional taverns that are open all year round. The center of Chania city is about 50 minutes' drive away while the center of Rethymnon is much closer and you can go there in about 20-25 minutes. The village is about 10 minutes south of the long beach of Kavros, one of the largest on the island with countless areas with facilities or quieter places.

Natura2000 Zoning for Property Buyers

In Natura2000 areas, which are designated for environmental protection, property buyers can purchase land with certain zoning restrictions in place to preserve local ecosystems. While development is allowed, there are specific regulations regarding construction and land use to ensure minimal impact on the natural habitat. These areas offer a balance between development opportunities and environmental conservation.
