UTTER TRANQUILITY IN THE NORTHERN PART OF GAVDOS

*The permission to build on this plot is subject to the restrictions of Decision 176/2023 of the Council of State.

The property is located approximately 2 km south of Fokia beach in the northern part of the island of Gavdos. It is a well-shaped plot of land, which has been classified entirely as agricultural by the forestry department and allows you to use it immediately for any purpose. A rural road reaches the point, which becomes rough for approximately 1 km but has a good width and remains passable all year round by a tall car. On the adjacent property there is a neighboring residence, however the public utilities are at a distance. Therefore, the plot is ideal for the construction of an energy efficient holiday home or a small tourist complex. The views from all points are excellent towards the wild landscape of the island, to the sea but also north towards Crete. The ground is mainly rocky and there are cypresses and cedars, which can be removed according to the needs of any construction.

Within 2 km from the plot you will find 2-3 taverns with good food and a well-stocked mini market. From there also starts the path to the beach of Ai Giannis, one of the most popular on the island. The port is about 10 minutes’ drive from the property. Gavdos, the southernmost tip of Europe, is a place of rare natural beauty and special geographical importance. The island combines tranquility, isolation and an untouched environment, elements that make it ideal for an investment with respect for nature. It is an island with an area of only 30 square kilometers but with countless beautiful beaches. There are routes from the port of Sfakia or Paleochora almost daily all year round. In ancient times there were villages and temples on the island. Today there are less than 100 permanent residents while in the past there were about 400. The Cape Tripiti of Gavdos is the southernmost point of the European continent. On the island, the visitor can find rooms to rent, camping sites and taverns.

Natura2000 Zoning for Property Buyers

In Natura2000 areas, which are designated for environmental protection, property buyers can purchase land with certain zoning restrictions in place to preserve local ecosystems. While development is allowed, there are specific regulations regarding construction and land use to ensure minimal impact on the natural habitat. These areas offer a balance between development opportunities and environmental conservation.
