A PRIME CORNER ON A BUSY AREA OF GAVDOS

*The permission to build on this plot is subject to the restrictions of Decision 176/2023 of the Council of State.

The property is in a location with significant commercial interest, just steps from Fetifes beach in the northern part of the island. It is located at a junction towards the taverns and the beach of Agios Ioannis and is connected with the two roads that lead to Sarakiniko or Kastri. The area is a hub and therefore it is suitable for any commercial use, a restaurant or a small lodging unit. Alternatively, as they are two adjacent properties, you can build two beautiful detached houses with views of the sea and Crete to the north in the distance. Within a short walk you will find taverns, mini market as well as the short path to the popular sandy beach of Agios Ioannis. The land has a gentle northwest slope and there is low native vegetation, which can be removed according to the needs of any construction in the future.

Gavdos is an island with an area of only 30 square kilometers but with countless beautiful beaches. There are routes from the port of Sfakia or Paleochora almost daily all year round and more regularly during the summer. In ancient times there were villages and temples on the island. Today there are less than 100 permanent residents while in the past there were about 400. The Cape Tripiti of Gavdos is the southernmost point of the European continent. On the island, the visitor can find rooms to rent, camping sites and taverns. Within 4 km is the village of Kastri, the capital of the island where you will find 2-3 taverns, a mini market and a bakery with delicious baked goods. The port of the island is about 10 minutes’ drive away.

Natura2000 Zoning for Property Buyers

In Natura2000 areas, which are designated for environmental protection, property buyers can purchase land with certain zoning restrictions in place to preserve local ecosystems. While development is allowed, there are specific regulations regarding construction and land use to ensure minimal impact on the natural habitat. These areas offer a balance between development opportunities and environmental conservation.
