TERRACED LAND FACING EAST

The property is in Asfendou of the municipality Sfakia, a semi-mountainous village which is classified as traditional and is being developed under strict supervision in order to preserve its identity intact. The plot is on the edge and just outside the village and is not buildable but is suitable for small-scale seasonal crop or alternative tourism. A path leads to the property while there is a municipal road at a distance of about 50 m. The plot is at an altitude of about 700 m, which is suitable for cultivation of potatoes or apples. The land has an eastern slope and is divided into flat terraces that are separated by dry-stone walls.

Due to the remote location of the village, its houses are mainly used for holidays while there is also a tavern with local cuisine about 500 m from the property. In about 20 minutes’ drive, on the Askifou plateau you will find everything you need for your daily living. For everything else, Chora Sfakion or the small town of Vrysses in the northern part of the island are about 40 minutes' drive away.

Natura2000 Zoning for Property Buyers

In Natura2000 areas, which are designated for environmental protection, property buyers can purchase land with certain zoning restrictions in place to preserve local ecosystems. While development is allowed, there are specific regulations regarding construction and land use to ensure minimal impact on the natural habitat. These areas offer a balance between development opportunities and environmental conservation.
