STEPS FROM THE BEACH WITH SPACIOUS EXTERIORS

The property is a rare opportunity to acquire a small holiday home on the island of Gavdos and literally next to the sea. The building is ground floor and has been constructed on a good-sized plot, where it is surrounded by cedar trees and low native vegetation. Very little landscaping has been done around the house. Right in front of it and up to the sea that is a few steps away there is sand so you can reach the beach barefoot.

The house is divided into two rooms, one with a kitchen, small living room and bathroom as well as a bedroom. By choice the property is not connected to the main electricity grid but this is possible, while it is currently powered by solar panels on the roof. Sarakiniko, the area around the residence has mainly bohemian atmosphere with quiet restaurants and cafes along the coast and small guesthouses at the back. There is no asphalt between the houses while in the summer the vehicles are prohibited and therefore you can leave your children or pets freely and with relative safety.

Gavdos is an island with an area of only 30 square kilometers but with countless beautiful beaches. Sarakiniko is one of the two large beaches of the island that can be reached directly by car. There are routes from the port of Sfakia or Paleochora almost daily all year round and more regularly during the summer. In ancient times there were villages and temples on the island. Today there are less than 100 permanent residents while in the past there were about 400. The Cape Tripiti of Gavdos is the southernmost point of the European continent. On the island, the visitor can find rooms to rent, camping sites and taverns.

Natura 2000 Zoning for Property Buyers

In Natura 2000 areas, which are designated for environmental protection, property buyers can purchase land with certain zoning restrictions in place to preserve local ecosystems. While development is allowed, there are specific regulations regarding construction and land use to ensure minimal impact on the natural habitat. These areas offer a balance between development opportunities and environmental conservation.
