TRADITIONAL CRETAN HOUSE WITH AN OLD WOOD OVEN

The property is in a semi-mountainous village of the municipality of Sfakia, in an extremely picturesque and quiet location on the edge of the village. It is an old agricultural building of auxiliary use, which consists of two rooms. One housed the old wood-burning oven of the family on 12 m² while the second has an open-plan space of 49 m² with a large arch in the middle as well as a traditional wine press. The property meets the standards in order to achieve an impressive result with a strong Cretan character while the two spaces can be connected internally and the building can become a beautiful studio with a bathroom.

The village is classified as traditional and is being developed under strict supervision in order to preserve its identity intact. Due to its location, the houses of the village are mainly used for vacations while there is also a tavern with local cuisine. In about 20 minutes’ drive, on the Askifou plateau you will find everything you need for your daily needs. For everything else, Chora Sfakion or the small town of Vrysses in the northern part of the island are about 40 minutes' drive away.

The property is suitable for alternative tourism and you can get the money of the purchase back in a short period of time if you use it. Just opposite the building there is a plot, which is available for sale separately and allows you to add a beautiful garden, private parking space or even an additional residence.

Natura 2000 Zoning for Property Buyers

In Natura 2000 areas, which are designated for environmental protection, property buyers can purchase land with certain zoning restrictions in place to preserve local ecosystems. While development is allowed, there are specific regulations regarding construction and land use to ensure minimal impact on the natural habitat. These areas offer a balance between development opportunities and environmental conservation.
