A PINE FOREST NEAR THE BEACH

The property is in the northern part of Gavdos island, very close to Fetifes beach, where the path to the famous beach of Agios Ioannis starts. It is a plot with a good, almost rectangular shape, which is not buildable as a part is classified as forest with the designation "Formerly Agricultural". The area has taverns with local cuisine, some rooms for rent as well as a well-stocked mini-market, all within a short walk from the property. The land is almost flat with a gentle northern slope and there are pine and cedar trees. The plot is ideal if you are looking for something close to the sea for ecotourism.

The area attracts many tourists during the summer months and the port of the island is about 10 minutes’ drive. Gavdos, the southernmost tip of Europe, is a place of rare natural beauty and special geographical importance. The island combines tranquility, isolation and an untouched environment, elements that make it ideal for an investment with respect for nature. It is an island with an area of only 30 square kilometers but with countless beautiful beaches. There are routes from the port of Sfakia or Paleochora almost daily all year round. In ancient times there were villages and temples on the island. Today there are less than 100 permanent residents while in the past there were about 400. The Cape Tripiti of Gavdos is the southernmost point of the European continent. On the island, the visitor can find rooms to rent, camping sites and taverns.

Natura2000 Zoning for Property Buyers

In Natura2000 areas, which are designated for environmental protection, property buyers can purchase land with certain zoning restrictions in place to preserve local ecosystems. While development is allowed, there are specific regulations regarding construction and land use to ensure minimal impact on the natural habitat. These areas offer a balance between development opportunities and environmental conservation.
