JUST A FEW STEPS FROM AI GIANNIS BEACH

*The permission to build on this plot is subject to the restrictions of Decision 176/2023 of the Council of State.

The property is situated in an impressive landscape in the northern part of the island of Gavdos. It is a plot, which is covered by natural vegetation but is an abandoned field and the land is divided into flat terraces. It is located in a privileged area as it is a few steps away from the beach Fetifes, where you will find taverns and mini markets. From this point begins the short path to the popular sandy beach of Ai Giannis. The orientation of the plot is northwest and the views from all points are impressive towards the opposite mountain peaks of Crete and the island of Gavdopoula. It is easily accessible by a road at the lowest level.

Gavdos is an island with an area of only 30 square kilometers but with countless beautiful beaches. There are routes from the port of Sfakia or Paleochora almost daily all year round and more regularly during the summer. In ancient times there were villages and temples on the island. Today there are less than 100 permanent residents while in the past there were about 400. The Cape Tripiti of Gavdos is the southernmost point of the European continent. On the island, the visitor can find rooms to rent, camping sites and taverns. Within 4 km is the village of Kastri, the capital of the island where you will find 2-3 taverns, a mini market and a bakery with delicious baked goods. The port of the island is about 10 minutes’ drive away.

Natura2000 Zoning for Property Buyers

In Natura2000 areas, which are designated for environmental protection, property buyers can purchase land with certain zoning restrictions in place to preserve local ecosystems. While development is allowed, there are specific regulations regarding construction and land use to ensure minimal impact on the natural habitat. These areas offer a balance between development opportunities and environmental conservation.
