A LOVINGLY CARED-FOR HOUSE 15 MIN FROM SOUGIA

The property is in a picturesque big village, about 10 km north of the southern coastline of the island as well as the famous beach of Sougia. It is an independent detached house, which was built by its owners for their own use and is therefore well-maintained and functional. The building was renovated again in 2017 and is available for sale in excellent condition with all existing furniture and equipment.

The residence is arranged over two levels, which follow the slope of the land and are ground floor. In total they occupy 140 m² of which a section on the lower floor of about 35 m² is unfinished. Downstairs, we find a good-sized storage room and an independent guest bedroom. The upper floor is on one level without steps and can very easily become fully accessible for people with wheelchairs. The upper floor includes an open-plan, L-shaped living, dining and kitchen area. The kitchen is separated with a breakfast bar and has many cupboards and a large counter. In the living space we find a traditional corner fireplace, which is connected with central heating pipes and radiators in all areas on both levels. A short hall at the back leads to two bedrooms and a main bathroom with a bathtub and a loft above. All the woodwork in the house is handmade by a local carpenter and of excellent quality. The rooftop terrace of the residence has been recently insulated and all the windows and the doors are made of aluminum with screens and double glazing. The plot has a south orientation and the building is extremely bright all day. It is fenced and the upper level is delimited if you want to keep your pets there. At the entrance there is a metal gate, after which you can park one or more vehicles. The entire frontage is beautifully landscaped as a comfortable yard and on the edge there is a built-in barbecue. The lower floor opens onto an area with big fruit trees and excellent privacy. This space is enough if you want to add a flower garden, lawn or even a swimming pool. The plot has remaining buildable area, which allows you to complete the unfinished part and construct additional spaces of up to 100 m² for main use.

The area is suitable for a holiday home. In any case, however, the house is designed for a comfortable living all year round, in one of the central villages of the area and can cover your basic daily needs. The village has about 200 registered residents, half of whom stay all year round. Within a short walk from the residence you will find three traditional cafes, a doctor's office, as well as a Citizens' Service Center (KEP). The nearby Sougia has many beautiful tavernas along the coast, a fully stocked supermarket as well as a port with various routes to the south of the prefecture, as well as to the beautiful island of Gavdos. For anything else, you can go to the small town of Kandanos, which is about 30 minutes away. The city center of Chania is 60-65 minutes' drive and the international airport of the prefecture approximately one hour and 20 minutes.

The house is available for sale below the cost of its reconstruction and is in excellent condition so that it can be inhabited immediately. You can also make improvements that will offer great potential in the future. The point allows you to rent out for tourist purposes the entire building or each floor separately in order to have a significant annual income.
