INVESTMENT PROPERTY IN CONVENIENT LOCATION

The property is in Modi, one of the "liveliest" villages of the municipality Platanias, with easy access to a junction, from which you can enter or exit the northern highway of Crete and just 2 km from the beautiful beach of the Gulf of Chania. It is a building, where there was an old stone ground-floor house while in 1969 extensive repairs were made and the upper floor was added. Since then, some basic maintenance work has been done so that the upper floor is currently habitable but further work is required in order to become fully functional. The use of the ground floor is auxiliary. However, the structure has no obvious structural problems and can be completed with residential spaces in order to have many areas with a relatively low cost.

The largest part of the plot is located behind the building and there are orange trees. The building regulations of the village allow you to extend the existing building or you may possibly replace it with a modern one or even add more independent houses at the back of the plot, with the total allowed buildable area up to 400 m². From all points the views from the upper floor level reach north to the sea while to the south the views are beautiful to the ridge of the White Mountains.

The two floors are independent of each other and an external staircase leads upstairs, after which there is a covered terrace. The main entrance opens onto a sitting area with a fireplace. The rest of the layout is typical of its time. The living space and dining area are located in an extremely large room, which is bright as it faces to the north and the south. The kitchen is in its own space and if you renovate this area it can accommodate a third bedroom. Currently, there are two bedrooms and a central bathroom. The floor has air conditioning and solar panel.

The building needs repairs and can be improved but it offers you many square meters, which makes it very versatile. The ground floor can be divided into apartments while the upper floor can accommodate an independent apartment in the living space and a second one in the remaining areas. It is a property with several alternative uses, in a location that has great potential in the future.

The area is excellent if you work in the center of Chania as you can get there in just 20-25 minutes' drive from the nearby junction. The village is beautiful and has hospitable inhabitants as well as an interesting mix of modern and many traditional residences. There are also a mini market and a cafe/tavern. Within less than 5 minutes’ drive there are all kinds of shops, supermarkets, bakery, pharmacy, taverns, cafes and much more.
