TRADITIONAL HOUSE WITH A SECLUDED COURTYARD

The house is in Gavalochori of the municipality Apokoronas, in a central area of the village close to everything you need for your daily living. It is a two-level building, each of which has been designed as an independent apartment. They share a courtyard, which is surrounded by a high wall so that, despite the central location, it has complete privacy.

The courtyard is accessible by a double-leaf modern door, which has a stone arch. Just before, the road has a short opening, which, while it does not belong to the house, somehow allows you to park almost privately. If this is not suitable for you, you can in the future configure a part of the courtyard in order to add indoor parking or even a garage. Going to the plot we find a paved courtyard, around which flower beds with a flower garden have been created. On the frontage of the ground floor there is a shed so that you can enjoy part of the yard in the shade while an external staircase leads upstairs. In the yard there is also a good-sized storehouse as well as a full outdoor kitchen with barbecue and wood-burning oven.

The ground floor is 94 m² and L-shaped. The spaces follow the traditional local layout, according to which all the rooms are located in a row and all face the yard. The entrance opens onto a comfortable living space with a fireplace in the center and from there we go either to the west to the kitchen in its own space or to the east to the private areas. These consist of two bedrooms, a walk-in closet and the main bathroom of the ground floor. The upper floor is 43 m² and can be rented out or accommodate relatives or it may be connected with the lower residence. It has its own kitchen and living area, a bathroom and a bedroom. The upper floor has exits to two separate balconies to the north and west that have views towards the village.

The plot is corner and has remaining buildable area that allows you to add another comfortable room or even an independent studio of up to 30 m². The house has a strong traditional character and is the ideal choice if you want to discover the local tradition and the lifestyle of the area. It has a fireplace in the lower living area, a large stove in one of the bedrooms, solar panel, air conditioning, traditional wooden doors as well as wood-colored aluminum windows. The furniture is well-maintained and included in the sale price.

The village is extremely picturesque and attracts many visitors during the summer months. In the winter it also has enough permanent population so that you can find the essentials for your daily living, all within a short walk from the house. In the village you will also find cafes and taverns with local delicacies. The area constitutes a good starting point for those who want to explore the region and the beautiful villages of Apokoronas. It is also situated in an ideal location between Chania and the city of Rethymnon, which are approximately 30 and 40 minutes' drive away, respectively. At a distance of about 10 minutes' drive are the small towns of Kalyves and Vamos, where you can find banks, pharmacies, supermarkets and several other shops and services. The airport of Chania is about 45 minutes' drive.
